When concrete structures are reinforced and repaired with CFRP, the ambient temperature shouldn’t consistently exceed 60 C. One the one hand, epoxy is the most common type of glue used to adhere carbon fibre sheets. The adhesives break down or soften when the temperature rises over the glass transition temperature (Tg), which eliminates the shear tension between the fibres and keeps them from buckling. On the other hand, CFRP will plainly oxidise under aerobic conditions when the temperature is higher than 400 C, and the combustion would generate hazardous smoke.

It is discovered that a CFRP-strengthened structure cannot easily meet the fire resistance standards in the absence of any fire prevention measures. Therefore, adopting sensible precautions to increase the fire resistance of CFRP- strengthened reinforced concrete structures is crucial

Currently, thick fire-retardant coating, ultra-thin fire- retardant coating, fire prevention board, and ordinary cement mortar are the main fire protection materials utilised in CFRP-strengthened reinforced concrete structures.

Thick fire-retardant coating – Thick fire-retardant coatings work by using the good thermal insulation of high-efficiency insulation materials that are already present in the coatings and the heat absorption effect of additives to prevent and consume fire heat from reaching the surface of the substrate, thereby reducing the substrate’s critical temperature. In addition to its apparent benefits in terms of fire resistance, thick fire retardant coatings also have the advantages of being water-borne, inexpensive, and weather resistant.

Ultra-thin fire-retardant coating – A light porous carbonised foam layer is created when the coating expands and foams during firing, effectively preventing heat from transferring to the substrate. In an experiment, it was discovered that reinforced beams with ultra-thin fire-retardant coatings for fire protection initially had wider cracks in the coating, which slowly filled as the foaming thickness increased. In comparison to thick fireproof coating, ultra-thin fireproof coating exhibits lower fire resistance. In addition to the wire mesh between coatings and CFRP, a small amount of quartz sand should be sprayed outside to improve the adhesion between coatings and CFRP.

Fire prevention board – It is made mostly of inorganic materials, to which different modified materials are then added following a certain process. This type of board exhibits good dimensional stability and fire insulation performance while retaining some strength in a fire.

Cement mortar – The surface of the reinforcement components will be coated or sprayed with cement mortar. Mortar made of cement is not fire-resistant. Under the circumstance of a low fire-proof limit, it is suggested that regular cement mortar can also be employed as a fire-proof protective method for strengthening concrete beams. CFRP should be protected against early shedding by being set between cement mortar and U-shaped steel wire mesh. To reinforce the steel wire mesh, expansion screws should be installed at the top of the beam on both sides.

When the water-to-cement ratio is high, concrete becomes more porous, enabling salt solution and water to pass through. It’s likely that insufficient curing caused the product to become dehydrated close to the concrete’s surface.

Salts are brought to the concrete surface by moisture and permitted to build there as water evaporates. Low water evaporation means that salts are penetrating the surface of the concrete. Water can seep through concrete more easily when there is more variation in the concrete during the mixing, curing, and compacting stages.

However, clean water should be used to scrub the concrete’s surface before gently washing it if the results of dry brushing are occasionally unsatisfactory.

Because accumulated insoluble salts that are white in colour, hard, scaly, or crusted cannot be removed by softly cleaning with water, efflorescence is cleaned with a high-pressure water jet.

Method 2-By Using Dilute Acid Solution

Applying a diluted acid solution is usually more efficient, and in some cases, as will be shown below, it might even be the only choice. Extreme care must be taken while handling chemical solutions; when diluted hydrochloric acid, acid is always added to water rather than the other way around. To clean the concrete’s surface, only diluted chemical solutions or acids were used.

The suggested ratio is 1:20, or one component hydrochloric acid to twenty parts waters. The surface is first thoroughly wetted with water before applying this dilute acid solution. Before applying the solution, make sure the surface is moist but clear of any free water. The chemical mixture should be given 10 to 15 minutes to react on the concrete surface. Clean water was used to gently rinse and scour the surface. Wash at least three more times, or until no signs of the chemical solution remain. When applying a chemical or acid rinse to a color-finished surface, you should dilute the solution to 2%, which is 1 part acid to 50 parts waters.

Diverting water can stop internal water seepage, but this may not completely eliminate the issue of efflorescence and other moisture-related mineral buildups. Whatever you do on the inside, water may still be leaking from the outside through the wall. If efflorescence crystals appear, there is likely a leak that allows water from the outside to enter. Hence, waterproofing of the outside walls should be considered.

And as was already mentioned, water—either from above or below a slab—is what triggers the efflorescence reaction. Only vapour barriers can stop moisture from moving from the subgrade to a slab’s surface. Additionally, the use of coatings and sealants helps stop surface water from infiltrating slabs.

In general, a ceiling water leakage is when water seeps through the roof’s ceiling area. Most ceiling leaks are caused by the waterproof membrane or screed in the slab above deteriorating over time. Old buildings frequently experience ceiling leaks, which usually affect bathrooms and toilets.

Leaks coming from the roof may be difficult to locate the reason or source of. Water can enter from one and pass through the slab before it enters the walls and floors, making it a challenging process. Untreated ceiling water leaks can have serious consequences, such as flooding, staining, wall collapse, and damage to goods and property.

In most cases, the straight floor above will be the source of any ceiling leaks in your building. You must perform waterproofing repair and maintenance work to resolve this issue. This is why we usually say “treat the waterproofing issue from the positive side not the negative side”. This is because negative side of waterproofing will solve the issue temporarily but not in long term.

In addition, the extra moisture left over from the ceiling leak may result in the growth of mould, which worsens respiratory issues for the occupants. A safety risk arises from bathroom ceiling leakage if water gets inside electrical fittings. To prevent electrocutions in such a situation, it is preferable to take out all electrical devices and cover any sockets that you feel may be impacted by the leak.

The internal environment is deteriorated and hygiene problems are caused by water intrusion from the roof. Depending on the degree of the leak, the water may be in the form of droplets or a continuous stream. It has no smell at all, rotting, or mildewed odors.

Blisters
Water accumulates in the roof, which results in paint blisters. The latex paint holds the water by acting like a balloon.

Peeled off paint
The plaster’s and paint’s adhesion are weakened by the water. As a result, the paint begins to flake off the surface.

Discoloured roof
Roof stains are another indication of water leaks. The paint typically turns colourless and loses its colour. Over the surface, the water flow marks are created.

Observe the signs of leakage – Water dripping from the ceiling, blisters, peeled off paint & discoloured roof.

Look for the reasons of ceiling leakage – Structural crack, plumbing leak, damaged waterproofing system & damaged ridge and gutter choke.

Drain the leakage – Firstly, observe the affected area and plan a hole for draining the water from the ceiling. Mark the hole on the most affected part. Secondly, put a backet below the planned drainage hole. Thirdly, make a hole in the ceiling and let the water drain into the bucket.

Repair the leakage part – After draining the water, check from any further signs of water ingress. Repair the water leakage with a suitable method. For leaking in pipe, tighten the joints to make them leakage-free and replace the damaged pipes. If there is leaking via a structural crack, repair the cracks by grouting and inject a chemical into it. Another approach is to use a membrane or waterproofing coating to seal the crack. To repair or replace the waterproofing system if it has failed, contact a professional.

Make good of the surface – The repaired area needs a finishing touch to make them appear intact.

It is important that we should
learn and identify the crack patterns
accordingly. The importance of identifying the crack patterns includes:

Safety – It is arguably the most vital factor to consider when identifying about concrete cracks. Cracks in concrete can occasionally be a sign of a building’s structural stability. As a result, a crack in the concrete could indicate the impending catastrophic failure of a key component of the building’s structure, such as a concrete post, the perimeter foundation, or the basement wall.

Reduce repair cost – Property owners will have a better notion of what mitigating measures to use, where to use them, and how to employ them if they are aware of the fundamentals of concrete cracks, their causes, and the various repair choices. A shrinking crack is an illustration of this. Shrinkage cracks may appear exceedingly foreboding and worrisome to the untrained eye. If the property owners don’t take reasonable precautions, they may find up spending more than necessary to address what is typically a cosmetic issue.

Evaluate of urgency of repair – Understanding the fundamentals of concrete cracks will help property owners determine how urgently repairs must be made. For instance, cracks caused by one-time, uniform foundation settlement may not need repairs as urgently as cracks which are still an active problem. Knowing about concrete cracks can at the very least help property owners understand how important it is to seek professional guidance when faced with various forms of concrete cracks.

In order to create a usable image of
why and how to address these cracks
, cracks on a plan are mapped out, including joint positions, joint types, and any places of constraint which is known as

Furthermore, faulty eaves course and eave or valley gutters may permit rainwater to enter the top supporting wall and result in moisture.

In the case of flat roofs, insufficient roof slopes, incorrect rainwater pipe connections, and faulty joints between the roof slab and parapet wall may prove to be the cause of dampness.

It can be due to leakage of piping system; the water slowly seeps into the walls or floorings.

The following strategies are typically used to stop the dampness defect in a structure: –

Membrane damp proofing – This entails placing layers of water-repellent membrane between the source of the moisture and the part of the structure adjacent to it. Commonly referred to as a damp proof course (DPC), this kind of layer can be made of cement concrete, bituminous felts, mastic, asphalt, plastic or polythene sheets, and other materials. DPC can be installed either horizontally or vertically in floors, walls, etc., depending on the source of the dampness.

Integral damp proofing – To increase the concrete’s impermeability, several water proofing compounds are added to the concrete mix. Such chemicals are offered in both powdered and liquid forms on the market. Chalk, fuller’s earth, and other materials made from clay, sand, or lime help to fill the gaps in concrete and make it watertight. When combined with concrete, various substances such as alkaline silicates, aluminium sulphate, calcium chlorides, etc. undergo chemical reactions to make water-resistant concrete.

Surface treatment – It consists of filling the pores on surfaces that have been exposed to moisture. The building is thus well protected from the effects of heavy rain by the application of water-repellent metallic soaps like calcium and aluminium oleates and stearates. It includes bituminous solutions, cement coatings, transparent coatings, paints, and varnishes. In addition, lime cement plaster is the economical method to treat the building dampness. It has been discovered that walls that have been plastered with cement, lime, and sand in the ratio of 1:3:6 efficiently reduce wall moisture caused by rain.

Guniting – This involves spreading a thick layer of impervious cement mortar over the surface that needs to be waterproofed. Utilizing a device called as a cement gun, the procedure is completed.

Cavity wall construction – This consists in sheltering the main wall of the building by an outer skin wall leaving a void in between the two. The hollow blocks the passage of moisture from the exterior to the interior wall.

Pressure grouting – Cementation is the method or technique of applying pressure to the cement grout—that is, the cement, sand, and water mixture—in order to push it into any cracks, cavities, or fissures present in the ground or structural component. In other words, the cementation process consolidates and renders water-resistant all the structural parts of a building that are susceptible to moisture penetration.

We, Structural Repairs (M) Sdn Bhd have more than 30 years of experience in this industry. We adopted the advanced technology – Infrared Thermographic Scanning Camera to assist in detecting the issue of dampness in the building. The infrared camera can be used to identify location that cannot be seen using naked eye. It is used to detect hidden leaks in the building, such as moisture in an inner wall. In addition, infrared camera can provide the accurate or precise location of the damaged pipe and save the need to hack off the walls and floors which incur more cost to repair. The benefits of the infrared camera include: –

Detects moisture, dampness or leaking spots in flat roofs, ceilings, behind walls and under floors.

The result can be generated quickly.

Effective: The area/location can be identified quickly.

Efficient leak detection method: Minimize disruption and no damage to the building.

The concrete sweating is mainly due to the temperature difference issue. But there are other causes of concrete sweating which will be discussed as below: –

Concrete reaching dew point – If the air cools to or below the dew point, it begins to condense on the surface of the concrete, resulting in a wet and sometimes misty appearance.

Due to wet adjacent soil – In the structure such as retaining concrete wall, breast wall which has a wet soil on the other side of it. Despite the fact that concrete is a solid, hard, and dense material, it contains minute capillaries that allow water droplets to move from one side to the other, causing the concrete to sweat.

Density of concrete slab – This is caused by the pour back strips inside the tilt-perimeter. When tested, a pour-back strip’s porosity is generally found to be greater than that of the main floor. The most likely reason is that pour back strips are frequently not finished in the same manner as the main floor and may not have received the same sealer/densifier treatment as the main body of the slab.

Concrete slab cleanliness – The cleanliness of the slab is another potential contributing factor. Surface permeability can also be reduced by a slab surface covered in black rubber tire marks or exhaust deposits. Not only does a less permeable slab surface absorb less moisture from above, but if an effective vapour retarder is not installed beneath the slab, moisture levels within the concrete and near the slab surface will rise over time.

These steps should be taken into account while evaluating the building’s structural condition:

Site Background
When evaluating the current condition of the existing building, it is crucial to understand the site history. This is the first step in the process. From this point, we may start to learn more about the structure that is being evaluated. Before we begin the evaluation, there are a few things we need to know, including the building’s age or construction date, its change in occupancy, and any renovation work that has been done. These variables will already provide us a sense as to what our strategy will be and how we will be able to use this data in our evaluation.

Actual Site Inspection and Visit
To do a preliminary evaluation of the building and ascertain the potential severity of the damages and faults, a visual site inspection is required. The Engineers should actually visit the site to conduct a visual evaluation and obtain information about the building’s condition. Physical defects including cracks, corrosion on the reinforcement, obvious beam deflections, and other visible defects should be photographed and documented. In order to detect any potential structural defects, such as cracks, excessive movements, bowing, deflections, or differential settlements, structural evaluation process involves visual observations of structural members like columns, beams, joists, load-bearing walls, slabs, roof decking, foundations, and connections. The following are typical inspection findings that can be found in concrete during site inspections and observations: –

Cold joints

Honeycombed concrete

Hairline cracks in slabs and slab soffits

Exposed steel reinforcement due to insufficient concrete cover

Column misalignment due to bad formworks during casting

Collecting Structural Samples for Lab Testing
Concrete samples or specimens should be gathered on the spot and transported to the lab for additional analysis. This is done to determine the density and compressive strength of the current structural members and to further validate the necessary information and data. Non-destructive testing ought to be carried out in most cases. It is advisable to do site testing, which may involve: –

Covermeter Survey – It was carried out using a Protovale Covermeter and in accordance with the recommendation as specified in BS 1881:Part 204. The test uses the idea of the magnetic field signal produced by the equipment probe to identify embedded ferromagnetic steel reinforcing bar (herein referred to as rebar). When the device records the strongest pitched signal, the rebar is identified, and the concrete cover is then immediately read from the metre (after pre-setting the rebar size). The spacing of the main and secondary/link rebars was also calculated by finding the nearby rebars. In this exercise, covermeter test was performed at the RC member covering area not less than 500mm x 500mm at each test location. Concrete cover measurement was then obtained from the rebar nearest to the concrete surface.

Carbonation Test – The depth of carbonation of the concrete was determined using a phenolphthalein indicator solution (colourless) in accordance with the BRE IP/6. The indicator solution was either sprayed onto the freshly cut surface of the extracted cores or the coring/hacking holes in the element. The depth of concrete, onto which the surface remains colourless after the solution was sprayed, is measured as the depth of carbonation Carbonation is a process whereby carbon dioxide and moisture from the ambient environment react with the alkaline constituent of cement paste to form calcium carbonate, thus could reduce the alkalinity of the cement paste. This reaction destroys the concrete passivation effect that protects the reinforcement. In this exercise the carbonation test was performed on the freshly cut core.

Rebound Hammer – Rebound Hammer test was carried out using a Schmidt Rebound Hammer in accordance with the recommendation as specified in BS 1881:Part 202. In normal exercise, 12 nos rebound number readings were obtained at an interval of 25mm square grids over an area of 100mm x 75mm area at each test location.

Resistivity Measurement – Concrete resistivity test was performed using a Wenner-Proceq Model resistivity meter. This test measure the electrical resistivity of reinforced concrete which influences the corrosion rate of the rebar. Corrosion of steel is an eletrochemical process which generates movement of ionic current and can dissolve metals. The lower the electrical resistance, the more readily the corrosion current flows through the concrete and the greater is the corrosion rate for the rebar. The classification of the rebar corrosion rate at each test location can be assessed by comparing the measured potentials with the guideline given in John P. Broomfield “Corrosion of Steel In Concrete” 1997 publication and shown in table below.

Extraction of Concrete Strength Test – Concrete core samples of either 75mm or 100mm diameters were extracted from selected RC members using a coring machine with water cooled diamond tip core cutter. Before coring, a covermeter survey was first carried out to locate the reinforcement. The concrete cores were sent to the laboratory for compressive strength.

Core Compressive Strength Test – The concrete core samples were tested in compression in accordance with BS 1881 : Pt 120 : 1983 to determine the estimated in-situ cube strength (EICS) of the concrete. In addition, visual examination and density measurements were also performed on these samples.

Ultrasonic Pulse Velocity Test – The test was conducted using a “PUNDIT” tester in accordance with BS 1881 : Part 203 : 1986 employing the direct method.

In this exercise, one (01) no UPV test was performed at each selected RC member. The test result obtained was then qualitatively analysed to assess uniformity of the concrete of the RC members.

Damages and Defect Markups
A summary of the defects detected during the site inspection should be prepared by the engineer. It is important to accurately record on the plans any faults and defects discovered during the visual assessment. Each plan should provide a detailed description of the types of faults and their locations. This makes it simple to find and inspect the defects for future use. The engineer will create a thorough plan that takes into account all architectural and structural factors.

Analyzing and Evaluating Test Results
The next duty for the engineer participating in the evaluation of the structural integrity of the existing building is to synthesise all the results and findings based on the physical and mechanical properties of concrete and as a result of the data and laboratory tests mentioned above. He or she should list and clearly delineate these facts before drawing a judgement on the general safety of the building. At this point, the concrete’s quality is known, the area’s actual concrete coverage has been determined, and perhaps most significantly, the concrete’s actual compressive strength f’c has been determined.

Conclusion
After the interpretation and conclusion are provided, a recommendation is also necessary. If structural strengthening is necessary for the affected structural members, the structural engineer will either suggest it or make the final decision. The defects that are physically visible should be repaired if necessary. Therefore, in the event of low concrete compressive strength results, a structural redesign and design of the building utilising the real design data results acquired from the laboratory testing should be taken into consideration. In order to increase the strength of the existing structures, structural retrofitting and strengthening are a necessity.

Remedial Action
As recommended by the engineer, structural strengthening may be necessary. Planning remedial work is necessary to ensure the building is structurally sound and safe. It is important to think about the type of repair that is necessary as well as the process for carrying it out. According to the engineer’s findings and recommendations, structural improvement, jacketing, and retrofitting may be suggested.
Multiple forms of adaptive reuse exist. Adaptive reuse in architecture refers to adapting an existing building for a new purpose, such as converting abandoned buildings into offices, schools, parks, or hotels.

Heritage Preservation
Historic buildings can be saved through both adaptive reuse and preservation, although the two methods differ. The goal of adaptive reuse is to put an old structure to new uses; this method is sometimes seen as a middle ground between preservation and demolition. Contrarily, historic preservation upholds the current shape, integrity, and components of a building. Exterior renovations and extensions are not covered by this treatment, but generally speaking, minimally invasive mechanical, electrical, and plumbing (MEP) upgrades and work necessary to comply with updated building requirements are acceptable.

Renovation
By its very nature, adaptive reuse implies renovation. Adaptive reuse denotes a change in use, whereas renovation is typically limited to fixing and repainting a structure while maintaining the property’s original purpose.

Integration
Integrating entails building around an existing structure, maintaining it while enclosing it inside a new construction.

Facadism
Facadism is an urban design strategy that involves keeping a building’s outside while tearing down most of the interior to make way for a more contemporary building. A facadectomy is the procedure, which preserves the streetscape perspective but is costly since the façade, which is typically made of delicate historical materials, needs to be supported and maintained while being erected, during the process.

Sustainability
The environmental impact of a brand-new, energy-efficient building’s development process can take anywhere between 10 and 80 years to be offset. Consider buildings as very huge manufactured items. As the world’s population becomes more urbanised, it is essential to extend the lifespan of existing structures. Because it addresses carbon loads that already exist in the built environment, adaptive reuse helps the world get closer to its net-zero carbon goals.

Financial
Adaptive-reuse projects typically have minimal acquisition costs and frequently have access to financial incentives, in addition to the primary savings that result from reusing existing materials and infrastructure and avoiding demolition and new-construction expenses. Well-executed adaptive-reuse projects can reinvigorate the nearby companies and boost a region’s economy.

Social
Renovating abandoned buildings boosts community redevelopment by supplying cheap housing, enhancing safety, and creating new business opportunities in mixed-use areas. The inexpensive lease rates and convenient locations of these venues make them excellent for small enterprises as well, making it simpler to forge vital connections with clients and neighbours.

Because of soil erosion and settling, concrete walkways and sidewalks will inevitably settle and move over time. Frequently, these issues are brought on by rain or moisture from leaking pipes. Soil erosion can also be brought on by rodents or other pests that dig and by tree roots that develop underneath concrete slabs. Additionally, newly built concrete slabs may settle as a result of inadequately compacted base soils. While it may be tempting to overlook the situation, there are several important advantages to having settled or sunken concrete sidewalks and walkways raised as soon as possible.

Safety risk reduction – Trip hazards, a severe safety concern, can be eliminated by lifting settled concrete sidewalks and pathways, especially in regions with heavy pedestrian traffic. By raising and levelling sidewalks back to the proper slope, polyurethane concrete lifting protects you from the potential negative effects of trips, falls, or accidents.

Improving Water Drainage – Water can pool and improper drainage might be hampered by sunken sidewalks and pathways. Due to erosion and soil disruption caused by improper water drainage, concrete may sustain additional damage. If the issue is left unattended for a long enough period of time, the surrounding property may eventually cause expensive structural damage. Pooled water can corrode concrete surfaces and compromise the strength of the slab over time.

Property Value Preservation – The concrete slabs can be raised and levelled for aesthetic reasons as well. Well-kept pathways and sidewalks increase a property’s value and enhance curb appeal. Potential buyers may notice sunken concrete pathways and sidewalks as a sign that the property has not been well maintained and may have hidden problems. Concrete slabs that have sunk and are uneven may develop voids beneath them as a result of water penetration if they are not repaired. These voids give the concrete unstable support structures, which can lead to shifting and cracking.

Waterproofing
is the main function of your roof. To avoid extensive damage, it’s critical to identify the warning indications of a roof leak and take immediate action. Small repairs that are neglected can quickly balloon into more expensive ones. Here are seven indicators that your roof may be leaking.

Dripping
Evident signs of water infiltration include rivulets, drops, or a puddle on the floor. Mark the leak’s location if it only occasionally occurs, either physically or on a facility map or roof plan. The location where water is leaking does not always indicate that there is a roof leak directly overhead but identifying the location where water is leaking will assist your roofing contractor with a leak investigation later.

Stains on the Ceiling or Wall
Because ceiling tiles are permeable, they readily take up moisture from a leaking roof.

Higher Electricity Bills
Thermal resistance is measured by R-value. Insulation’s ability to stop the flow of heat (i.e., R-value) is significantly reduced when it gets wet. Your building’s heating and cooling systems may need to work harder to make up for a roof leak that results in widespread saturation of the insulation.

Odor
A musty smell is a surefire indicator of mould. Moisture also exist when there is mould. You now need to deal with two major issues as a result of a roof leak that causes mould to grow. Even though not all mould and mildew can be linked to a roof leak, you shouldn’t completely rule it out without conducting a comprehensive examination.

Rooftop Bubbles
Heat makes water that can’t escape from the roof system into vapour, which pushes up against the roof membrane and creates bubbles or blisters. If you have one of these, your roofing system is likely leaking water, which will eventually cause damage inside your building.

Rust
Rust on the underside of an exposed metal deck indicates that there is probably a roof leak. This is dangerous in addition to being ugly. Rust is a symptom of corrosion that, if left unattended, can compromise the roof deck’s structural integrity, demanding an expensive replacement.

Rooftop Plants and Punctures
Water has the potential to infiltrate the roof system through any damage that tears a hole in the membrane or slices through it. If seedlings are beginning to sprout, the roof system has likely already been colonised by their roots. It won’t be long before you notice water inside the structure.

One layer of PVC waterproofing membrane is deployed as a single layer in the field after being manufactured in a factory. It comes in a roll and can be mechanically attached to the roof substrate, glued to, or loosely laid. For any residential, commercial, or industrial buildings, PVC membranes offer a variety of benefits.
